Policies and Disclaimers-


Hunting services-

​-Acknowledge and understand that you the hunter on The Real McCoy Ranches located in McCoy Texas. With the intention abide by the following terms, provisions and conditions. 

-All hunters will be required to sign a release form once arriving. This form will need to be filled out with your hunting license number, full name, number, and address. 

- Invalid information filled out on release form puts all repercussions on the hunter.

1. I as a hunter on The Real McCoy Ranch understand and acknowledge the conditions of terrain, roads, weather conditions, and buildings are as is during your hunting trip. The Land owner and or The Real McCoy Ranches LLC are not held liable for any injuries.

2. Acknowledgment that the sport of hunting involves firearms and bows, which are meant to be handled properly by the hunter. This includes practicing firearm safety from the moment you arrive. 

3. Firearms and bows are meant to stay stored away in the appropriate carrying case until your hunt begins. Only exceptions are during bow practice or rifle sighting.  

4. All firearms will be checked before leaving camp to ensure nothing is in the chamber. The firearm will also be checked after your hunt has concluded.

5. During your hunt the Hunting guide will notify you when it is safe to chamber your rifle. 

6. All arrows must be held in Quiver until it is time to make a harvest shot. (excludes bow practice) 

7. Failure to not practice firearm or bow safety will result in immediate departure from the ranch with no refund. As endangering ranch staff is taken extremely seriously.  

8. Any disruptive behavior on the ranch will result in immediate departure. This includes- vulgar language to any ranch staff, poor marksmen-ship, carelessness to the land and vegetation.

9. I as a hunter acknowledge that during spot and stalk, recovery of game, and or any other situations including a hunting guide. I will fully listen to directions and follow them via hunting guide. 

10. When tracking wild game I the hunter am aware that the brush is filled with dangerous animals and vegetation that can cause body harm. Fully understand this before choosing to following hunting guide into the brush. 

11. The Real McCoy Ranches is not liable for any wounded animals and or failure to recover. Hunting guides will make all attempts to track down your harvest animal. 

12. I as the hunter are agreeing to make a lethal and effective harvest in a safe manner. 

13. Non hunters are allowed to sit in deer blinds unless they interfere with the hunt. Which will cause them to not be allowed. 

14. This includes any children and or adults that cannot practice common hunting etiquette. 

15. If I the hunter consume excessive alcohol before the hunt the ranch staff and or hunting guide can deem you unable to operate a firearm and can deny you a seat in the deer blind. 

16. Respect of all buildings, side-by-sides, deer blinds, and all hunting equipment that is provided or available for use while hunting. 

17. Damage to any property owned by The Real McCoy Ranches will be charged to whoever caused it. 

Rental of lodge for events-

includes-

• 4200 sq.ft 

• Indoor and covered patios

• Full kitchen

• Ice room 

• Any further use of any facilities or areas of the ranch will be communicated and arranged with owners. 

1. I understand and full accept that during the rental of The Real McCoy Ranches any and all damages will be fully charged.

2. A $1000 refundable security deposit will be collected no later than 7 days before your event takes place(for events with over 50 people). For events with under 50 people a $500 Security deposit will be collected. Once your event has concluded and full inspection of all facilities is conducted if no damage is found your security deposit will be returned. (this can take up to 14

3.  days after event has concluded). Any damages found will be subtracted from security deposit accordingly. This includes repair materials and labor. If the security deposit does not cover the cost of the repairs additional money collection will take place.

Deposit for event-

1. A 25% of the total cost of your event will need to be collected at the time of Reserving the date. The 25% is nonrefundable if the event is cancelled. 

2. Payment in full is required to be collected 14 days prior to your event. 

3. The refundable security deposit is also collected 14 days prior to your event. 

Examples of this include-

• Towels ruined in rooms or kitchen.

• Broken kitchen hardware.

• Broken tile.

• Damaged flooring in lodge.

• Broken door handles.

• Damaged to pool table or other games available.

• Broken windows.

• Broken furniture.      ​

Parking-

1. The Real McCoy Ranches is not liable for any damages or collisions that might take place during your event. 

2. The allowed area for parking which will be discussed prior to your event is the only allowed space for parking. 

3. Any damage to the parking area from inappropriate vehicle operation will be charged according. 

Trash-

1. Trash is meant to be discarded in the proper place. This will be provided and labeled.

2. Any and all trash not disposed of properly is highly prohibited.

3. Excessive trash not disposed properly will add an additional $100 to your event cost. 

Examples-​

• Beverage cups or bottles thrown. 

• Paper plates and towels. 

• Excess food. 

• Bottle caps. 

Other polices- 

1. ​The Real McCoy Ranches is a drug-free place, any and all drug paraphernalia found will be report to the police immediately.

2. Only ranch staff can change thermostat controls in lodge and kitchen. 

3. The Real McCoy Ranches is home to various exotic species, attempt to try and pet, get close, or interact with is off limits unless assistanced by ranch staff. 

4. Photographers are not provided for any events or uses of the ranch and or its facilities. 

5. No staples, nails, and or tap will be used to fasten anything to walls. Need to display something can be arranged and assisted by ranch staff. 

6. The Real McCoy Ranches is not liable for any injuries or sickness that might occur during your event, setting up your event or cleaning up. 

7. The Real McCoy Ranches is a non smoking facility. 

8. For events over 75 people one off duty officer will have to be present for the entire duration of your event.

9. Any and all alcohol must be consumed on The Real McCoy Ranches and is prohibited from taking off property.  

This includes-

• Colds.

• Flu.

• Injured body parts.

Accessibility-

1. The Real McCoy Ranches is not fully ADA compliant due to not having ADA approved sidewalks. 

2. Each bathroom in the facility is ADA accessible. 

Damages-

1. Customers will be responsible for all damages by them, their venders, and or guests. In the event of damages all repairs will be documented and can be viewed in person by the customers. 

Decor items-

1. The Real McCoy Ranches will not be responsible for items left behind after your event. 

2. The Real McCoy Ranches does not provide decor. 

Cancellation-

1. In the event you need to cancel your event date and or change the date. The customer will be allowed to cancel no later than 14 days in advance. Once canceled you have 30 days to reschedule your event date. ​

2. When picking your date you will be given days that accommodate The Real McCoy Ranches. 

3. The Real McCoy will make every effort to accommodate your schedule but date availability depends on the time. 

Pre event meeting- 

1. 30-45 days prior to your event, we would like to meet with you and or the coordinator of your event. 

2. This is a time to discuss any needs The Real McCoy Ranches needs to supply as well as let you view the space to get ideas for the event coming up. 

3. During this we would like a list of any vendors/photographers/ or any other outside businesses that will be present during your event.
